STACK Storage Development

STACK Storage retained G&A for a land development of a 4.5 acre lot in a mixed-use area in Upper Saucon Township, Lehigh County, PA. The scope of the project includes a 99,400 SF self-storage facility across two floors with 768 units.

This site had several zoning challenges to overcome including securing a special exception to reduce parking requirements and a variance to install stormwater facilities within the riparian buffer area. G&A designed a complex stormwater management scheme to meet strict Act 167 rate control requirements, loading ratio requirements in carbonate geology, and maximize the building and loading footprint on-site. We prepared land development plans securing Township and County approvals, NPDES Permit, and zoning relief for parking and environmental features. The strategic stormwater design overcame site limitations including karst features, variable infiltration rates, and the 100-year floodplain. Four facilities including two underground infiltration basins, one rain garden, and one traditional infiltration basin will manage the additional stormwater runoff and meet required loading ratios.

A multi-disciplinary approach moved this project through planning and design hurdles and included: surveying services, geotechnical services for supplemental infiltration testing, and subsurface investigation, transportation services for trip generation counts, and landscaping and lighting design.

G&A is also working on two additional STACK Storage development locations one in Allentown and the other in Pottstown, PA.
