Residence Inn Hotel and Retail Redevelopment

For decades, G&A has been actively engaged in the redevelopment of the King of Prussia area.  The dated Best Western motel, located less than a mile from the Village at Valley Forge, is part of this transformation.  G&A was contracted to aid in the renovation of the motel into a new, more modern hotel and retail space, conveniently located to the King of Prussia Mall, Town Center, Villanova University, and many other destinations.

Phase 1 focused on the demolition of the western portion of the motel and construction of a modern 5 story hotel in its place along with a new pool.  G&A provided site survey, geotechnical evaluation, site layout for the reconfiguration of the parking lot and site access as well as pedestrian facilities, landscaping design, E&S design, and stormwater management.  Local, County, and State permitting was required and a PADEP NPDES permit was also obtained ensuring proper discharge of Stormwater throughout the construction site.   Chapter 105 outfall permitting and floodplain calculations were performed for the adjacent Crow Creek to analyze the stream hydraulics related to the 100-year floodplain boundaries.

Phase 2 focused on demolition of the northern portion to make room for the retail space and renovation of the remaining motel. Two underground stormwater management systems were designed and installed for compliance with Township and State regulations. Landscape architectural designs were provided and implemented in the internal courtyard area between the commercial space and newly constructed hotel.
