This redevelopment revitalized the center of Richboro with a mixed-use commercial area. The existing properties were a mix of retail structures, many of which were vacant and in disrepair. The project included introduction of Village Overlay Zoning to allow for the mixed-use of the site including retail areas, offices, and medical offices. The project completed the connector road across the rear of the adjacent parcels from Almshouse Road to Second Street Pike.

G&A worked with Northampton Township to redevelop the site while protecting the natural resources including Ironworks Creek and associated wetlands and floodplain. Extensive geotechnical investigation was performed to maximize groundwater recharge as part of the Stormwater Management System. Runoff from the site was reduced, despite the increase in amount of pavement created by the project.
