Village at Valley Forge

The Village at Valley Forge is a mixed-use Town Center and walkable community on a 125 acre site at the crossroads of Interstate 76, Route 422 and Route 202 in King of Prussia, PA.  G&A’s involvement with the project began in 1998 when two different mixed-use site development plans were submitted to the Township in support of a zoning challenge for the former golf course property. G&A assisted Owners and other consultants in developing a Town Center Land Use Plan for the site and a Manual of Site Development Standards providing objective zoning and design criteria.

The agreement provides for up to 3,000 residential units, 500 hotel rooms and up to 1,000,000 SF of commercial uses.  As of the writing of this post, several uses are open and operating including Wegmans grocer, Children’s Hospital of Philadelphia Specialty Care Facility, and several of the retail stores and restaurants in the 235,000 SF Town Center. (See Philadelphia Inquirer article here – A $1B BOOM)  Four apartment buildings including over 1,200 units are currently under various stages of construction as well as a 134 unit townhouse community.

G&A was responsible for design and construction administration for all of the roads/streetscapes, water system, sanitary system/pump station, and stormwater management facilities.  The stormwater management system includes two permanent ponds with over 40 acre feet of storage.  One is a sediment basin and the other serves to retain runoff for dosing into a gravity drain system comprised of nineteen 12” diameter wells drilled into the limestone subsurface geology.  The wells are capable of infiltrating the entire 2-year post development storm.

G&A reviews the site plans for all of the buyers who seek to develop a portion of the project and prepares exhibits for the Owner to use in sales and easement agreements.  Adaption and extension of the existing infrastructure to support new projects is an on-going process as well as permit management and renewals for the multi-phase, multi-year project.
