The Promenade at Upper Dublin

When the Prudential corporate campus was initially contemplated and developed in Upper Dublin Township decades ago, the traditional model for running a successful Fortune 500 company was at its peak. Have massive amounts of brick and mortar office square footage and have plenty of room for future expansion so your business operations could be located on a single piece of property. Fast-forward to the mid-2010’s, with the advancements in technology, telecommuting, and other social dynamics, the need for having undeveloped land for new suburban office space was obsolete. In fact, not only was vacant land obsolete, but much of the existing office space in suburban Philadelphia was slowly dying evident by the growing vacancy rates. This market trend was the motivating factor for Upper Dublin Township to amend their Zoning Map and Ordinance to allow the development of the Promenade at Upper Dublin by BET Investment Company.

The Promenade is a 25-acre mixed-use development containing 402 residential apartment units with amenity spaces looking like a resort in the Caribbean and 140,800 SF of commercial retail hosting a specialty grocery store, boutique shops, several restaurants, and service businesses.

In addition to the residential and retail space, the Promenade contains acres of passive and active open space, a critical link in the Montgomery Cross-County Trail system and over 2 million dollars of traffic improvements on the Welsh Road (SR 0063) corridor.

The development is a “live, work, shop & play” environment that attracts young professionals and empty nesters to flock to Upper Dublin, resulting in an influx of economic capital, millions of dollars of tax revenue for the local Township and School District, and energy into the office park in Upper Dublin as well as the neighboring office park in Horsham Township.

Being a multifaceted engineering firm, G&A applied multiple disciplines to this project that led to its success and eventual township approval. G&A provided surveying, assisted in sketch plan preparation and presentation to the township boards, gave expert testimony for the rezoning of the property, and prepared land development plans that were approved by the township.

It was a pleasure to be part of this transformational project with BET Investments, Bernardon, and IMC Construction, bringing new life and businesses to Upper Dublin Township.
