Residential Infill Overlay

To encourage residential infill development, specifically row homes, on underutilized parcels adjacent to the designated Town Center that preserves the historic neighborhood fabric, G&A prepared a new Residential Infill Overlay District to be incorporated into the zoning ordinance.

The Residential Infill Overlay District includes design standards intended to emulate the architectural styles of existing, historical Borough row homes using principles of compatibility of form, massing, setback, fenestration, and materials. It includes regulations for parking, the location and design of detached garages, waste collection areas, and mailbox clusters.

It was important to the Borough to provide a detached garage for new row homes. The overlay district ordinance includes an incentive – increase in permitted lot coverage and impervious surface – to encourage the construction of detached garages as part of the residential infill development.
